Krispy Kreme Challengein Raleigh, NC. Run -Eat Twelve Doughnuts-Throw Up!


Welcome to Raleigh!The Krispy Kreme Challenge is a fund raiser held in Raleigh where each participant runs two miles from the N. C. State University Bell tower to the Krispy Kreme Storeon Peace Street, eats a dozen doughnuts and runs back.


Last Year the fun run raised $40,000 for N.C. Children's Hospital. This year the sold out event had 6,000 entrants registered. That amounts to 72,000 doughnuts, which were all lined up on table after table on both sides of Peace Street. Not everyone has the stomach to run four miles and eat twelve doughnuts, actually not everyone has the stomach to eat twelve doughnuts. I do not have the stomach to run four miles! The event has become known for the many people who lose their lunch or breakfast as they valiantly try and raise some money.

The event started in 2004 with a mere handful of runners and in a few short years has become a major event with 5,500 participants in 2009. The event is a N.C. State University student organised event to raise money to benefit N.C. Childrens Hospital.
For those of you planning to be here for next years event a dozen doughnuts has 2,400 calories, 144 grams of fat, 120 grams of sugar, and 1,140 milligrams of sodium...but who's counting besides with all that running!

If you purchased a home in 2005 and find yourself in the enviable position of purchasing again now... you might be surprised by some of the ways the mortgage process has changed.
Oh Sure... you've heard that it's hard to get a mortgage, but you've got 800 credit scores, a ten year job, cash in the bank (2.5 kids AND a dog!)! You might think the stories about a tough time getting a mortgage is all about those "other" poor souls.
These days... it doesn't matter how much money you make, what a great deal you got on the house - or if you have 2.5 kids... we want to know everything, and we have to PROVE/Document everything.
AND... just because your loan is approved does NOT mean that we are through asking you for more stuff! Once a loan is approved by an underwriter, it OFTEN (luck of the draw) goes through a rigorous quality control audit. The audit can require (in addition to any details the underwriter requested) a full tax return, or an updated credit suppliment, or an additional bank statement.
To understand this a little better, consider the Privacy Acts, and how we now use the Internet to store varying data. You might say on a loan application that your telephone number is 222.334.4555... and that MIGHT be the right number. However, when the QC Auditor goes to verify that telephone number as yours (usually online through a service like Reverse Lookup) - they find that it's your CELL number, and therefore not listed.
OR... let's say you applied for your mortgage on January 5th, and provided us with 2 months of bank statements that "drop" on the 20th of each month. We may have to get a copy of your JANUARY 20th bank statement, even if we have enough money verified to close!
So here's our advice, if you are applying for a mortgage in North Carolina (some states are different):
- Assume we need everything. All of your tax returns, all of your bank statements, your paystubs, divorce decrees, IRA account statements... all of it.
- Assume we need any updated documents you receive after you apply for a mortgage. If the loan officer says you are approved, don't throw those documents away - you probably have another opportunity for us to ask you for it again!
- Don't pack financial documents in a box on the moving van unless the loan officer tells you to... just in case. This is Murphy's Law in full force!
Why did we get to this? Well, the fine State of North Carolina requires me to verify that you have the "ability" to pay the loan back. It's not the underwriter who is trying to be so difficult, it's not the QC people, and it's not me. It is the law!If you are self-employed, and considering a home purchase in North Carolina - please read this!

This is a great blog post from Mike Jones of Sunstreet Mortgage in Tuscon Arizona. I had heard that the saying "there's gold in them thar hills" had originally been said about the mountains and hills outside Charlotte. I shall have to look into it.
It wasn't farming that settled the American West. It was mining. The lure of wealth in the form of precious metals like gold (and later, silver) enticed men from the east to leave home and family and make their way west to California.
They called 'em the '49ers. The year was 1849, and American football wouldn't be invented for another twenty years.
It had taken a year for the news of the California gold rush to make its way back east, and the result was a stampede of humanity.
If you're a real estate agent in the west, the roots of your livelihood can be traced to this particular event. In the settled part of the American continent, ownership and transfer of real estate was orderly for the most part. But that was back east. And then came the California gold rush.
In an economy where a factory worker earned a dollar for a twelve-hour day, and a skilled craftsman earned half again that amount (a princely $1.50 per day) a prospector might take $25 or more out of a riverbed in California in a day. That kind of money will change things quickly.
When news of gold at Sutter's Mill reached San Francisco in 1848, the town had a population of 850. Prospectors began arriving by boat. By December of 1849, San Francisco's population had swelled to 25,000. Two years later it topped 36,000. (Don't you wish you had real estate demand like that?!)
In the gold fields, mining towns sprang up helter skelter, often without benefit of law. The names, some of which survive today, paint a picture of the risks associated with life in these primitive towns: Bloody Gulch, Gouge Eye, Hell's Delight and Hang Town.
Present day topographical features such as ridges, canyons and creeks still have names that evoke this period: Boneyard Creek, Cemetary Ridge, Deadman Creek, Fortynine Gap and Hell Hollow.
The boom went bust. Many prospectors came late to the California riverbeds, but after having travelled between 3,000 and 15,000 miles to get there, they weren't about to give up. They struck out on their own, and the American southwest is cratered by mineshafts dug by hand by these hardy souls.
Real Estate values were subject to wild fluctuations 160 years ago just as they are now. Remember San Francisco's population in 1848? One historian puts the towns male population on May 12th (the day the news of Sutter's Mill reached town) at 600. Three days later, only 200 men remained. Houses were deserted, stores closed and according to one source, even the newspaper folded as no one was left to print or read it.
I expect that property values plummeted, only to rebound as prospectors by the thousands descended on the port city. Someone made a lot of money in real estate!
There's a lesson to be learned for REALTORS and lenders alike. Nothing is forever, and the winds of change that swept away fortunes will reverse themselves. Make sure you have the right tools to take advantage of the gold rush to come.

Fortune Names Cary, North Carolina's SAS the Number One Employer In America!
SAS headquarters is situated on a 300 acre campus in Cary, North Carolina just down the road from Raleigh and Research Triangle Park.
It has long been known for the perks it provides to it's employees, and by the sound of things the benefits have kept pace with the companies growth. For example the three on site cafeterias feed the workers and you can order take out to bring home, I know somebody who works there and his wife is partial to that one. You can pick your child up from the daycare or preschool right there and bring them to lunch.
There is a health care center with physicians and nurses and lab technicians, and nutritionists and physical therapists...all free.
SAS is the largest privately held software company with revenues of about 2.3 billion, the average work week is 35 hours, dry cleaning, car detailing, UPS depot, book exchange are all available on campus.
Cary is considered one of the top cities in America with low crime, great schools, green spaces, shopping and lots of homes from townhomes to custom built mansions.
Stanton Homes is a local builder who builds in a number of Cary neighborhoods and Penny Hull represents the builder. And when it comes time to speak with a Mortgage Broker, Steve and Eleanor Thorne have Cary in their blood.
Do Open Houses Work? They Did Yesterday, I Think!
(Open Houses Going On In Clayton And Garner Today.) This was the title of my post yesterday that I did not have time to finish ...So, an update.
We held two Open Houses yesterday Saturday 23rd January the first was at 114 Kirkland Court in the Wyndfall Subdivision in Clayton. This three bedroom two bath ranch is listed at $149,900. It sits on about an acre of lovely trees and grass with the entire back yard fenced with privacy shadow-box fence. There is a shed, rain barrels,and a great play house for the kids.
Bob Peretic hosted the event and as I was leaving to show houses a couple pulled up. They looked at Bob and said "you look nothing like your picture". It turns out they live in Wyndfall (my neighborhood) and have been getting all my post cards about open houses, just listed etc and are now thinking of putting their home on the market and wanted to meet the neighborhood Realtor!
So hopefully I will be able to help them and if we get the listing I will co-list with Bob who just started in Real Estate.
Now I live in this neighborhood and have been selling in here for three years, but the owner of the house Bob was in, I met at another open house in the neighborhood.
The second Open House was at 100 Stonecutter Court in The Woodlands Subdivision in Garner and this was held by Jerome Robinson, who lives in the neighborhood. This is a great three bed two bath home that has been updated with new paint carpets, and is move in ready. It is listed at $127,000 and is literally minutes from downtown Raleigh. He is holding another Open House there today from 2-5pm.
So I have not heard how yesterday went....but, the house has been on the market for two months with no showings and this weekend two showings, coincidence, I don't think so. I firmly believe that you must generate activity around your listings.
