Is Choosing The Right Contractor Important?....You Better Believe It!!
Here's the story! 316 Collinsworth Drive in Clayton, a great four bedroom home in Riverwood Athletic Club was under contract, we had negotiated the price, my seller was happy, the buyer was happy! We negotiated the repairs,seller was happy, buyer was happy.
Called the Buyers agent to make sure there was nothing else we needed to do.....nothing else, just waiting on the bank.
Clear to close Tuesday before Thanksgiving...Yeah! On Monday I get a call from the buyers agent saying the VA wants to make sure the gas logs (which have never been used ) have an Oxygen Depletion Sensor.
I understand even though I have never heard of such a thing, I agree to meet the HVAC person at the house.
Now this guy is getting paid $85 regardless of whether it takes him five seconds (my estimate) or five minutes to find this thing, but I knew we would have to do the dog and pony show, so I went along as he lays down on his belly, switches the torch from side to side, slides around on the floor like a synchronized swimmer, taking logs out with the finesse of a brain surgeon. finally I couldn't stand it.
Did you find it ? I asked
He replies " sure did"
"Great" I say
He replies " It's got a sensor all right.....But it ain't got this valve!"
"What Valve" I reply, "this one and points to a spot on the front" " And what does that do?" I ask
He's not sure but it ain't on there!!
Of course he doesn't have one on his truck and writes the report with "MISSING VALVE"
VA says.... replace missing valve.....now we're not closing on Tuesday.
I call a HVAC Contractor who specializes in gas logs, he comes out, takes a look at it and says "there is no valve for there. He puts a cap on it and says
"You can have the VA call me and I will explain what it does."
One week ( a lifetime in Real Estate) $85.00 from the selling agent $95.00 from the listing agent.
We closed on 316 Collinsworth Dr. in Riverwood Athletic Club.....sigh!!
